Home Buying Coarse
IN THIS LESSON
Overview
Inspections are one of the most critical steps in buying a home. They reveal the condition of major systems and protect you from buying a “money pit.” In Alabama (a buyer-beware state), it is your responsibility to discover issues before closing.
Behind the Scenes
I schedule the inspection with a licensed inspector.
You’ll receive a full written report with photos.
If significant issues are found, I’ll negotiate repairs or credits with the seller’s agent.
Key Points
Focus is on major systems: roof, foundation, plumbing, electrical, HVAC.
Cosmetic issues should be addressed up front, not during inspection negotiation.
It’s common to negotiate after inspections — don’t panic if requests are made.
Tip: Attend your inspection if possible. Walking through with the inspector helps you understand your new home better.
