“Clear to Close” means underwriting has approved everything and the closing disclosure is ready. At this point, you’re almost at the finish line.
Behind the Scenes
The lender issues a final Closing Disclosure (CD) at least 3 days before closing.
I’ll review it with you to confirm the numbers are correct.
We’ll do a final walkthrough of the home within 24 hours of closing.

Final walkthrough ensures repairs are completed and no new issues (storm damage, leaks, etc.).
Closing Disclosure outlines every fee, credit, and cost.
Bring a valid photo ID to closing, and be prepared for a wire transfer or cashier’s check for closing funds.
Tip: Do not transfer closing funds via email instructions without verifying with the attorney’s office. Wire fraud is real — always confirm directly.
