I’ll screen homes for red flags (like homes that won’t pass FHA/VA appraisal requirements).
I’ll also watch the “days on market” and listing history to help gauge seller motivation and negotiation room.
Key Points
Create two lists: must-haves vs. nice-to-haves.
Be prepared to act quickly — in competitive markets, homes can go under contract in 1–2 days.
Not all online sites are accurate; my MLS feed is the most up-to-date source.
Tip: Don’t fall in love with photos alone — we’ll evaluate location, condition, and resale potential before making any decisions
