The unwritten rules that protect your loan approval.
Overview
These are the unwritten rules that protect your loan approval from start to finish. Breaking any of them can delay — or completely derail — your loan.
The 10 Commandments
- Don’t open new credit cards or take out new loans.
- Don’t finance big purchases like cars, furniture, or appliances.
- Don’t make large, unexplained cash deposits.
- Don’t change jobs or reduce your income without talking to your lender.
- Don’t miss or delay paying any bills.
- Don’t co-sign loans for anyone.
- Don’t move money between accounts without documentation.
- Don’t pay off collections or debts unless your lender advises you to.
- Don’t apply for new credit offers — even “just to see.”
- Do keep saving and keep your finances stable until after closing.
Important Note: Lending guidelines and underwriting rules vary by lender, loan type, and situation. This lesson provides general guidance only. Always follow your lender’s specific instructions to protect your approval.
